Conditions clearance
When development approval has been issued, it typically comes with a list of conditions. A number of these conditions require clearance from the City's planning services before lodging an application for a Building Permit or Occupancy Permit.

Before you begin
Prior to commencing the application via the link below, ensure you have an electronic copy (eg scan) of the following documentation prior to completing the application process:
- Development Approval Conditions matrix (in Microsoft Word format) indicating the condition and it has been met. Please see pro forma for an example
- Any other drawings or documentation required by the conditions of the Development Approval
- Set of architectural drawings as they will be submitted with the Building Permit Application.
You will be required to attach this information during the application process.
Application attachments
Please ensure you are attaching all plans, materials and supporting information relevant to the application as part of your initial lodgement. Any omissions or additional materials will be required to be sent as separate emails, which will be limited to standard email size limitations (eg 10MB).
Lodgement guidance
Post lodgement process
Once your application is lodged, the following steps will apply:
- Applicants will receive an acknowledgement email after submission. Your application will undergo a preliminary check and may include a request for additional information or details. Once the application requirements have been met, you will be advised that your application has been accepted and be issued an invoice
- An urban planner will check the matrix, plans and documents meet the conditions set out in the relevant development approval. A letter confirming clearance of conditions will then be issued
- Please allow an average of 30 business days for processing.
Building or occupancy permit
Once you have received your letter confirming clearance of conditions, you can then begin your building or occupancy permit. It is important you attach this letter to your application.
New or inconsistent information
Clearance of conditions is given on the basis that no new or inconsistent information will be provided with the relevant permit application. If new or inconsistent information is found on the relevant permit application, the permit application may not be accepted for lodgement.
